Fees for Conveyancing Services

Set out below are of our fees and disbursements for dealing with a sale, purchase or re-mortgage of a residential house or flat.
We have also detailed a brief explanation of the work that Maddocks Clarke carries out in relation to each of these transaction types.

Who will carry out the work?

Your matter will be looked after either by partner Nicholas Whitworth or consultant Margaret Patterson, both of whom are solicitors with over twenty-five years of experience in dealing with conveyancing matters.

Our terms of business letter – which will be sent out to you at the start of your transaction – will detail which solicitor is acting upon your behalf. The letter will also include confirmation of the hourly charging rate for that solicitor, which will apply to any work outside the scope of the fixed fees outlined below.

Timescales for Conveyancing Transactions

The length of time that a particular transaction takes will depend on a number of factors. The average is between six and eight weeks, but it can be quicker or slower depending on other parties in the chain.

For example:

  • A transaction where either you or your buyer need a mortgage is likely to take longer than a transaction with no mortgage required.
  • A transaction where one of the parties in the chain is buying a newly constructed property may result in a longer completion date.
  • A transaction involving leasehold property may take longer as additional information often has to be gathered from managing agents and freeholders.

Costs and Services Provided

Property Sales

The following fees will apply to standard transactions.

Sale of a Freehold Property

For sale values up to £400,000.00 legal fees will be £995.00 plus VAT. Estimated expenses and disbursements will amount to £50.00. The total including VAT and disbursements will therefore be £1,244.00.

For sale values over £400,000.00, if you are selling a property where a Help to Buy Loan must be redeemed or are selling a shared ownership property, please email for a detailed quote.

Sale of a Leasehold Property

For sale values up to £400,000.00 legal fees will be £1,245.00. Estimated expenses and disbursements will amount to £300.00, the majority of which will be the fees charged by the managing agent for the service charge account information. The total including VAT and disbursements will therefore be £1,494.00.

For sale values over £400,000.00, if you are selling a property where a Help to Buy Loan has to be redeemed or selling a shared ownership property, please email for a detailed quote.

Our fees cover the following work in connection with a property sale: –

  • obtaining an up to date register of title from the Land Registry;
  • sending the necessary property information forms to you for completion;
  • preparing and submitting a full contract pack to the purchasers’ solicitors;
  • dealing with pre-contract enquiries arising out of the contract pack;
  • sending the final contract and transfer to you for signing;
  • exchanging contracts and notifying you of the completion date; and
  • redeeming any existing mortgages on the property on completion.

When dealing with a leasehold property we will also obtain a service charge information pack from the managing agents and, once received, send this on to the buyer’s solicitor.

Disbursements and Outlay on Property Sales

The following are typical costs and disbursements incurred on the sale of a property: –

  • Land Registry copy fees – £6.00
  • For leasehold properties there will be a fee payable to any management company or landlord (if applicable) about production of service charge information. These fees tend to be in the region of £250.00 inclusive of VAT but can be more.
  • Our bank charges us for each bank transfer (for example for redeeming a mortgage or sending funds to your bank account) at the rate of £16.00 per transfer inclusive of VAT.

Property Purchases

The following fees will apply to standard transactions.

Purchase of a Freehold Property

For purchase values up to £400,000.00 legal fees will be £1,295.00 plus VAT. Estimated expenses and disbursements will amount to £450.00. The total including VAT and disbursements will therefore be £2,004.00.

For purchase values over £400,000.00, if you are purchasing a property where a Help to Buy Loan is required or which is a shared ownership property, please email for a detailed quote.

Purchase of a Leasehold Property

For purchase values up to £400,000.00 legal fees will be £1,495.00 plus VAT. Estimated expenses and disbursements will amount to £450.00. The total including VAT and disbursements will therefore be £2,244.00.

For purchase values over £400,000.00, if you are purchasing a property where a Help to Buy Loan is required or which is a shared ownership property, please email for a detailed quote.

Our fees cover the following work in connection with the property purchase: –

  • Taking your instructions and giving you initial advice;
  • Checking your financial arrangements to ensure funds are in place to purchase;
  • Receiving and advising on the contract documentation;
  • Carrying out searches;
  • Advising on the search results and obtaining copies of all documentation referred to in the searches;
  • Raising any necessary additional enquiries;
  • Receiving mortgage instructions and ensuring all conditions are satisfied;
  • Reporting to you with regard to all documentation;
  • Sending the final contract to you for signature;
  • Agreeing a completion date;
  • Exchanging contracts;
  • Preparing a completion statement and ensuring all funds are received from the lender and from you;
  • Completing the purchase;
  • Paying the SDLT on your behalf; and
  • Dealing with the land registry application.

For leasehold transactions we will also check the lease to ensure it is compliant.

Disbursements and Outlay on Property Purchases

The following are typical costs and disbursements incurred on the purchase of property: –

  • Searches – these are essentially reports that we would commission on your behalf in relation to the property. They cost in the region of £250.00 inclusive of VAT.
  • Land registry final completion search, and bankruptcy search if you are buying using a mortgage – £10.00 inclusive of VAT
  • If you are buying a leasehold property you will also be required to pay a fee to the Landlord and/or the Managing Agent on completion to confirm to them that you are the new owner of the property. This fee will differ depending on the Landlord/Managing Agent and we will confirm the fee when reporting to you once we have received the management information. The fees can vary quite a bit and can in our experience range from £90.00 (inc VAT) up to £600.00 (inc VAT).
  • You will also be required to pay a fee for registration of your ownership for the property at the Land Registry. These fees range between £20.00 and £455.00 (including VAT), depending on the value of the property being purchased.
  • Our bank charges for each bank transfer at the rate of £16.00 per transfer inclusive of VAT.
  • Importantly, you may also be liable for Stamp Duty Land Tax based on the purchase price of the property and whether you are a first-time buyer. If you are buying the property as a second property you may also be liable to pay an additional SDLT payment. Re-mortgages

The following fees will apply to standard transactions with mainstream lenders.

For existing client or linked mortgages up to £400,000.00, legal fees will be £595.00 plus VAT.

Estimated expenses and disbursements will amount to £350.00. The total including VAT and disbursements will therefore be £1,064.00.

For standalone remortgages, legal fees will be £745.00 plus VAT.

Estimated expenses and disbursements will amount to £350.00. The total including VAT and disbursements will therefore be £1,244.00.

Our fees cover the following work in connection with the remortgage: –

  • Receiving and checking the mortgage offer;
  • Complying with any mortgage conditions;
  • liaising with current mortgage company with regard to redemption requirements relating to the existing loan;
  • Preparing a completion statement and ensuring there are sufficient funds available from you and the Lender on completion; and
  • Completing and dealing with registration of the new charge at the Land Registry.

Disbursements and Outlay on Remortgages

The following are typical costs and disbursements incurred on the remortgage of property: –

  • Searches – which are essentially reports that we would commission on your behalf in relation to the property. They cost in the region of £250.00 inclusive of VAT.
  • You will also be required to pay a fee for registration of your remortgage of the property at the Land Registry. These fees range between £20.00 and £125.00 (including VAT), depending on the value of the property being remortgaged.
  • Our bank charges for each bank transfer at the rate of £16.00 per transfer inclusive of VAT.
